Two duties, done properly

Our role as your factor comes down to two core responsibilities: facilitating the maintenance of your property's common areas — taking instruction from owners and instructing suitable contractors on your behalf — and administering the accounts clearly and accurately.

What we do for our clients

Essential Property Maintenance

Regular, reactive, planned or scheduled — with correspondence designed to answer who, what, when and how much before the charge ever appears on your invoice.

Property Inspection Reports

Fully illustrated reports of your common areas at the start of our management and at two-yearly intervals — catching defects early, before repair costs escalate.

Manageable Monthly Accounting

Clear, detailed invoice/statements every month: balance brought forward, works completed, the contractor used, and itemised services — so you can budget properly.

Common Buildings Insurance

Where owners want a communal policy, we tender it each year through a third-party broker for best value and comprehensive cover. We never insist you take “our” policy.

Communication

Dedicated customer services staff on hand — and the option to take your correspondence by email, at any time, in any place.

Emergency Cover

Property defects don't keep office hours. For urgent communal problems out of hours, call 0141 221 2263 for tradesman instruction.

Our six-month guarantee

We are so confident you will be happy with our service that if the majority of owners are not satisfied within the first six months of our appointment, we will resign. Thereafter, either party may end the agreement on three months' notice — you are never tied in.
