Changing Your Factor

If you are unhappy with your current factoring arrangements — or you have no factor at all — we are here to assist. Most people are not aware how easy it is to appoint or change a factor.

How it works

1. We check your title deeds

First, Walker Sandford identify the requirements and burdens relating to your property. These are contained in the Burdens Section of your Title Deeds or in a separate Deed of Conditions, and they set out how a factor is appointed or dismissed. We obtain this information before our appointment, so everything is fully compliant.

2. We help owners organise a meeting

Once owners decide to move forward, we assist in organising a meeting, providing invitations and mandates. If you'd like, a member of our staff will attend to answer any questions about factoring or about Walker Sandford.

3. We handle the changeover

Once the property has made a decision that is binding under the Title Deeds — or in accordance with the Tenements (Scotland) Act 2004 where the deeds are silent — Walker Sandford undertake all relevant correspondence with the property and any previous property managers.

Our six-month guarantee. If the majority of owners are not satisfied within the first six months, we will resign. After that, either party can end the agreement on three months' notice.

Do we need to pay floats?
No!
Will we have a say in what is done at our property?
Yes. Walker Sandford are employed as your agents — we work for you, the owners, hand in hand with you to look after your home.
If common insurance is organised, will I have to pay twice?
No. If the majority of owners want a communal buildings insurance policy, we provide all the information you need to satisfy your lender.
Will we be tied to your company for a fixed period?
No — see our six-month guarantee above. Thereafter, termination by either party requires three months' notice.
